Avenir Town Center in Palm Beach Gardens: What's Open This Fall

Avenir Town Center was supposed to open in the summer of 2026. That was the target in a November 2025 Palm Beach Post report. Instead, it has opened one storefront at a time. By late June, a restaurant-trade report from What Now described tenants opening in phases through the rest of 2026 instead of all at once. As of early October, that phasing has a clear order. The errands and the morning stops came first. The places built for a long evening meal are still on the way.

So the center looks lopsided right now. You can get groceries, a prescription, a bagel, a latte and a salad on Northlake Boulevard without leaving Avenir. A sit-down dinner with a bar is a different story. The only confirmed one inside the community right now is across Avenir at the Great Egret Clubhouse, which opened in August for residents and their guests.

The order things opened in

Publix opened on May 21, 2026, the first big step for what the developer calls a 200,000-square-foot mixed-use center. Walgreens was open by late June. H&H Bagels soft-opened on Monday, August 17, and held its grand opening on Thursday, August 20. The same announcement scheduled a soft opening for Carmela Coffee on Friday, August 21. Carmela's own locations page now lists the Avenir café as open since 2026.

Field of Greens came next. A Palm Beach Post story from September 21 announced the Avenir opening as the small chain's 11th restaurant. The story's summary gives September 24 as the date and its body gives Friday, September 25. Either way, the salad-and-smoothie café was set to open in the last week of September. The brand has been serving Palm Beach County since 2003. It started in Wellington and has been owned by Palm Beach resident Myron Miller since 2024.

Here is where each named tenant stands, based on public announcements as of early October 2026:

Business Status as of early October 2026
Publix and Publix Liquor Open since May 21, 2026
Walgreens Open by late June 2026
H&H Bagels Grand opening held August 20, 2026
Carmela Coffee Listed as open; soft opening was set for August 21
Field of Greens Announced for September 24 or 25, 2026
Tenka Sushi Targeting October or November 2026
Smoke & Maple Gastropub Originally aimed at late spring 2026; no confirmed opening found
Venetian Nail Spa Confirmed tenant, no opening date announced as of late July
C.R. Chicks Confirmed tenant, no date given

The Town Center directory also lists Seppe Pizza Bar, Sloan's Ice Cream, ManCave for Men, Kevin James Salon, Marciano Optique, Mr. Golf Cart, Go N Postal, Velocity Community Credit Union and deFabrique Aesthetic Dentistry. A spot on the directory means a signed tenant. It doesn't confirm an open door, and none of those businesses had a public opening date that our research could confirm.

What the dinner side is waiting on

The two tenants most likely to change the center's evening hours are Smoke & Maple Gastropub and Tenka Sushi.

Smoke & Maple is a locally owned first location at 12325 Northlake Blvd., Suite 130. It's planned to seat 167 guests around an indoor-outdoor bar with bifold windows, so the bar can serve guests on either side. Chef Dave Schroeder is leading a menu built around daily rotating oysters, a house smash burger and seasonal local ingredients. The interior is meant to nod to Old Florida, the Everglades and the area's golf culture. Co-founder and owner Nick Lanier described how the restaurant ended up at Avenir:

"As a Palm Beach Gardens local, I remember watching the Avenir Town Center project take shape years ago, and when the opportunity came up, we knew we wanted to be part of it."

The original target was late spring 2026. As of late July, the restaurant's website still said "Opening Soon." We found no announcement since then confirming an opening date. Treat it as close but unscheduled.

Tenka Sushi was aiming for an October or November opening, according to What Now's August 28 report. If that holds, this fall is the first season the Town Center offers more than a quick daytime meal.

Where the evening table is in the meantime

The Great Egret Clubhouse opened on August 6, 2026, on 13 acres serving Avenir's western neighborhoods. It came as a complete package. There's a lobby lounge, a full-service restaurant, indoor and outdoor bars, outdoor dining areas and a large party pavilion, all for residents and their guests. The restaurant's name hasn't been published.

The rest of the clubhouse is just as broad:

  • A resort-style pool with beach entry and a spa, plus a lap pool, cabanas and hammocks
  • Twelve pickleball courts, nine tennis courts and a pro shop
  • A fitness center, group fitness studio, indoor sports complex, full-size basketball court and open play field
  • A spa with a steam room, wood sauna, nail salon and hair salon
  • Two card rooms, a teen room, a playground and a catering kitchen

The two halves are filling in on different schedules. The commercial strip on Northlake is working through its tenant list in a set order, starting with grocery and pharmacy, then bagels and coffee, then fast-casual salads. The private clubhouse on the west side opened with its dining and bar already running. The city's FY2026 project summary had expected Great Egret to be finished in fall 2025, so the clubhouse arrived later than planned. Once it opened, though, the restaurant and bars were part of day one.

Getting between the two still runs through Northlake

The road network is the slowest piece. The four-lane Coconut Boulevard extension through Avenir to Beeline Highway is still under construction. The city's December 2025 e-newsletter put completion at December 2026. A later engineer's report, included in a June 15, 2026 community development district board packet, estimates 2027. The newer estimate is the one to plan around, and both are estimates.

On Northlake Boulevard, the stretch between Hall Boulevard and Coconut Boulevard was still a two-lane gap in March 2025, when Stet News reported widening wouldn't be finished until 2029. A May 2026 engineer's report still lists that 2.4-mile segment as a planned widening to four or six lanes, but it gives no completion date.

For a Saturday trip to the Town Center, that means the same arterial roads as last year. The golf-cart paths the developer lists among Avenir's features are the alternative for short trips inside the community.

What else is lined up around the Town Center

Three nearby projects will add to this part of Northlake over the next few years, each on its own schedule.

Coconut Crossing is a separate commercial project next to Avenir. It was under construction in the city's FY2026 project summary and is approved for an Aldi, a gas station, drive-through restaurants, a bank, a car wash, retail, medical offices and a daycare. The summary gives no timeline for when it will open.

Jupiter Medical Center broke ground at Avenir on June 24, 2026, on a neighborhood hospital planned with 29 beds, four operating rooms and 24-hour emergency services. WPTV reported that it's aiming to open in early 2028.

The city's planned Gardens Nature Park and Trail would cover about 24 acres next to the Loxahatchee Slough. Plans include hiking trails, a fishing pier, butterfly habitat, an open-air pavilion, picnic areas and restrooms. A half-mile trail would lead in from a parking area, and the park's trails would connect to Avenir's existing conservation trails at the north end. That conservation trail network covers roughly 300 acres and has been open to residents and the public since fall 2024. In June, Stet News reported that homeowners on Timber Creek Way in Regency at Avenir had brought questions about access, security and the park's design to the June 4 City Council meeting. At the time, the city's website expected construction to start in June or July and finish in fall 2027. The city engineer told Stet that no plan updates were available yet. We found no public update on construction since then.

None of these projects changes what's on the Town Center's lunch or dinner menu this fall. The tenant that does will be the first full-service restaurant to open its doors on Northlake, whether Tenka Sushi or Smoke & Maple gets there first.
